Modera Art Park offers an array of studio, 1-, and 2-bedroom apartment homes with penthouse and townhome options available.

We love your furry companions and welcome up to two per apartment home. There is a pet deposit of $300 per animal and monthly pet fee of $35. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum. 

​Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Art Park residents can be provided with a temporary code for entry.

​We have a controlled-access parking garage at Modera Art Park.

​Modera Art Park offers parking for an additional fee.

​We offer assigned guest parking spots throughout the community, available on a first-come, first-served basis for $10/day.

​Prioritizing our residents' needs, we proudly offer an on-site maintenance team at Modera Art Park. To submit a maintenance request, simply log onto your Resident Portal and our team will assist you as soon as possible. Please allow our team 48 hours to respond to your request.

To submit an after-hours service request, you can use the Resident Portal or contact Milly, our virtual assistant. In case of an emergency, call the main phone number, describe the issue to Milly, who can then escalate it to our on-call service associate.

​Modera Art Park offers package lockers available to residents 24/7. You will receive an email and text message when a package is delivered to the lockers. Residents can also receive deliveries from certain carriers via the entry callbox system.

​Residents can place recycling items that fit down the recycling chute located on each floor. Residents can place broken down cardboard boxes in the trash room located inside of the garage on level P1.

​Utilities are not included in the rent payment at Modera Art Park.

​At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

At Modera Art Park, the one-time fees include a $22 application fee per applicant, a $245 administrative fee, a $500 holding fee, a $500 security deposit, and a $300 pet deposit. Additionally, there are monthly fees, including a $15 Resident Liability fee and a $35 pet fee.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply). 

We're also excited to announce that we are now accepting payments with Flex. 

With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the 1st of each month. Rent is considered late on the 2nd of the month however there is a grace period until late fees are applied to the account. A 5% late fee is applied to any account with an outstanding balance on the 9th of each month. If you have an outstanding balance on your account by midnight on the 8th of each month, you will be charged a 5% late fee on the 9th. The total charge is 5% of your base rent amount listed on page 1 of your lease. Please refer to section 6 of your lease for more details.

​Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.

These include identity verification, income validation, and document authentication technologies that help flag altered or suspicious information. We also work with trusted third-party partners like Snappt and use screening tools that verify applicant data in real-time.

Yes — and we're glad you asked! At Mill Creek Residential, we believe pets are part of the family. That's why all residents are asked to complete a quick pet profile through PetScreening.com.
Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.

🐾 Have a pet? There’s a $30 annual fee per household pet profile.
🐾 No pet or have an assistance animal? No fee required—just complete the profile so we have your info on file. Your lease process may be delayed if this step isn’t complete, so we recommend checking it off your list early!
