Truly the worst rental experience in 20 years of renting. I suppose everyone needs a rental terror experience If you live to suffer, Modera Art Park is your next home.
Without getting into specifics of the living experience within the building and management, which is too long to list, the neighborhood is loaded homeless encampments. I salute and honor anyone in this situation, no judgement, no criticism. Tripping over needles and literal poop and having a guy show me his knife while walking alone were enough for me to know this isn't home.
Simultaneously, never before have I been treated poorly by a rental mgmt until this building. Spending 30K annually to be treated poorly Red flag. No bueno. Will avoid Mill Creek and Greystar buildings until infinity.
With endless rental options in Denver, no need to suffer.
|Recommended: NoGo Literally Anywhere Else — I cannot stress this enough that people should consider any other property within the metro before they consider Modera Art Park. The garage door has remained broken essentially since move-in - resulting in one of our vehicles being stolen in the middle of the afternoon - and security is nowhere to be seen. The neighborhood is unsafe. Poorly-behaved dogs are often left off-leash in the hallways and common spaces.

|Recommended: YesAn honest, unbiased, review — These apartments are great, the amenities are hard to beat. The layouts of the apartments are great. The staff overall is super responsive and willing to address people’s concerns. They also are much clearer about communicating to the residents when there are incidents and safety concerns. Greystar kept a lot of these things quiet. There are only a few gripes I’ve had, the new cleaning company could do a better job, the garage door has been intermittently broken multiple times, and our parking hasn’t been discounted to make up for the lack of security. Items were stolen out of my car early this year. There are sections of the building by the pool, gym, and random areas that smell like sewage. Residents have chalked it up to the dogwash being the culprit, but dogs don’t smell like dead animals even on a good day. I don’t know if construction cut corners or made a mistake with the plumbing, but it has consistently smelled like a years worth of Denver pollution North Platte river in the rear of the building since I’ve lived here.
|Recommended: YesPretty with a couple flaws — Overall I really like living here, but there are some things that could be better. Obviously, I wish there were some more affordable parking options. Rent is pricey enough as it is, and if you don't pay extra for the garage spot you're gonna be hard pressed to find street parking. And even if you do, you're probably gonna be parking next to a few tents. Also, like most apartments, the place is built out of paper. All you can do is cross your fingers that you have respectful upstairs and next door neighbors, because you can hear everything. Trash is expensive for no valet. Other than that, I love the community. Especially when our neighborhood DJs set up by the pool on the weekend VIP resort vibes 😎

|Recommended: NoDon't let the lipstick on this pig fool you — I'm counting down the seconds until I can move out of the this building. Without any communication from apartment management our building was sold to Modera. Since the sale, all of the residents have been left in the dark and the property is quickly going down hill. The residents have come together and have a communication tool that we all stay in touch with and without that I wouldn't have any idea what was going on in this building. So cheers to our community residents for banning together to pull us through this transition. We are currently dealing with, garage doors that are broken, homeless people and camps in the surrounding area with a lack of adequate security at our building, a naked man in the courtyard of the building that is only accessible through multiple locked doors throwing rocks and breaking windows of apartments as well as throwing chairs off the pool deck onto the street, hot water going out, trash not going out leaving the halls smelling terrible, not being able to log into a resident portal or pay rent for 16 days and almost zero communication from the property managers about any of these issues. Modera owns multiple complexes throughout the country, the way they transitioned this property is unacceptable and because it hasn't been just one issue I'm taking this as face value of how we'll continue to be treated throughout our time living here. The lobby of the building, the community room and the model apartments are gorgeous, it's what sold me on this property too, but for the money you can get something just as nice with way less headaches. There are many apartment buildings going up in the downtown area, as renters we now have our choice of where to go, this is a property to take off of your list.

|Recommended: YesNew ownership needs work — The quality standards of Greystar Drivetrain far surpassed the standards of Modera. There’s standards that need to be improved as it comes to cleaning and site maintenance. The garage also needs to be fixed. The pool needs attention. Come back Greystar
|Recommended: YesCleanliness, maintenance, overall — The dog wash area needs to be cleaned. While I don't have a dog, I walk through it to get to the elevator, which smells terrible.
I received maintenance assistance two weeks after submitting a form of emergency. Still have not, but it is expected today.
And I still need to be updated on how to pay rent as was promised through emails. I am on the portal now but still am not seeing the exact rent amount that I have due, and about an email, I received two weeks ago tomorrow is the day that late fees will start applying.
