|Recommended: YesGreat property. — This is a great property. I’ve had several friends wowed by the inside of my apartment. The common areas are really nice. Always clean and the gym is exceptional. My only delta Feedback would be given how new the complex is I feel they should have installed efficient tankless water heaters. Secondly parking outside of the residential garage is nonexistent for guests. Would be nice if the “retail” parking was also allowed for guests of the building residents.

|Recommended: YesVery New Resident — We are very new to our apartment and so far everything is good. Not perfect, but hey its an apartment. Place was clean minus below , size and amenities all work well with our current way of life.
Our only gripe was the state of the appliances when we actually started to live in our new place. I mean the dishwasher and laundry units were just unbelievably gross. Spent a whole day cleaning mold stains, disinfecting with white vinegar afresh tablets and scrapping off gunk from the last person who lived here. I mean the had to have just washed full plates of food, dirt other and never wiped cleaned the washer to let mold grow...so gross Just not what we expected, maybe the cleaners missed this we do not know how though .

We sincerely apologize for the condition of the appliances when you moved in, as this does not meet our standards for cleanliness. It sounds like a thorough cleaning of the dishwasher and laundry units was missed, and we understand how frustrating that must have been. |Recommended: YesGreat experience so far — I just moved in and will review again after I’ve lived in the building for a while, but so far it’s been a great experience. I absolutely love my unit, and the move-in process has been super easy. I love that the staff does a great job about keeping in touch and providing convenient means for me to ask questions ensure I have everything that I need. The resident portal makes communication a breeze. So far the building itself has been quiet and clean, I haven’t heard my neighbors at all yet. The other residents have been friendly and polite and I feel very welcome and at-home. All of the staff have been awesome, even after signing my lease. I’ve lived places where the staff are great until you’ve signed everything, and then they disappear or turn sour, but that has not been the case here at all. Andrew was great with my tour and assisting with my application leasing process. My unit was spotless when I moved in and I appreciate the attention to detail - nobody wants to move in to a half-cleaned, half-prepared unit. Moving can be really stressful but Modera has made the process super easy and stress free.

Bicycles are stolen, cars are damaged and the parking garage is not secure due to broken doors
HVAC issues making the issue unlivable
Staff was subpar
Electrical issues
Delivery parking and entrance to the building is impossible and hallway signs are not correct causing confusion and frustration to guests and drivers.

Truly the worst rental experience in 20 years of renting. I suppose everyone needs a rental terror experience If you live to suffer, Modera Art Park is your next home.
Without getting into specifics of the living experience within the building and management, which is too long to list, the neighborhood is loaded homeless encampments. I salute and honor anyone in this situation, no judgement, no criticism. Tripping over needles and literal poop and having a guy show me his knife while walking alone were enough for me to know this isn't home.
Simultaneously, never before have I been treated poorly by a rental mgmt until this building. Spending 30K annually to be treated poorly Red flag. No bueno. Will avoid Mill Creek and Greystar buildings until infinity.
With endless rental options in Denver, no need to suffer.
